The master planned community has 61% of the land devoted to non-urban uses including recreation and open space, 31% to residential use and 8% to business properties.
The land upon which the community of Highlands Ranch is being developed was part of the Louisiana Purchase in 1803.
As of December 31, 2001, the population of Highlands Ranch was 72,000+ residents living in nearly 24,000 homes and 2,900 apartments. Estimated build out of the community is expected after the year 2010. When completed, Highlands Ranch is expected to have a population of approximately 90,000 residents occupying close to 37,000 homes.
